How can I schedule a tour?

Tours are offered in person only. You may schedule a tour through our website
or by calling 503-486-7216.

What is included in the monthly rent?

Rent covers the apartment home only. Utilities, parking, internet, and any optional services are not included.

Which utilities are included, and which are the resident’s responsibility?

No utilities are included in the rent. Residents are responsible for:

Electricity, which must be set up in the resident’s name and paid directly to the provider
The following are billed through management:

Water
Sewer
Garbage
Common area electricity
Public service charge
Optional services such as parking and internet are billed separately if selected.

How are utilities set up?

Residents are responsible for setting up and managing their own electricity account. All other utilities and optional services are billed through management.

How can I pay rent?

Rent may be paid through the online resident portal. Auto-pay is available but optional. Payments may also be made by money order or cashier’s check.

Is renters insurance required?

Yes. Renters insurance is required for all residents and must include a minimum of $100,000 in personal liability coverage. The Cartwright Apartments must be listed as an interested party on the policy.

What floor plan options are available?

We offer studio, one-bedroom, and two-bedroom apartments, as well as live/work units.

Are apartments furnished or unfurnished?

All apartments are unfurnished.

What in-home amenities are included?

Each apartment features:

Refrigerator and microwave
Dishwasher
In-unit laundry
Mini-split heating and cooling
Modern finishes
Some studio units include induction cooktops, while other units feature standard full-size stoves.

What laundry options are available?

All apartments include in-unit laundry.

What community amenities are available?

At this time, there are no additional shared community amenities.

Is there a fitness center or gym on-site?

No.

Is there a community clubhouse or lounge?

No.

Are there outdoor community spaces?

No.

Are co-working spaces or business centers available?

No.

Do apartments include smart home features?

Yes. Apartments include keyless entry.

Is the community pet-friendly?

Yes. The Cartwright Apartments is a pet-friendly community.

What are the pet policies?

Maximum of two pets per apartment
Breed restrictions apply
Pets must be leashed at all times when outside the apartment
Are there pet deposits or monthly pet rent?

Yes.

$500 pet deposit for the first pet
$300 pet deposit for the second pet
$35 monthly pet rent per pet
Are there pet amenities on site?

No, pet-specific amenities such as a dog run or pet spa are not available.

What is the application process?

Applications are preferred online at cartwrightsalem.com, though paper applications may be requested if needed.
All applicants 18 years or older must submit an application. Once all required materials are received, applications are reviewed and applicants are notified of next steps.

Is there an application fee?

Yes. The application fee is $45 per adult. Payment may be made by money order or online via debit or credit card through a payment link sent after the application and required documents are submitted.

Are co-signers or guarantors allowed?

Yes.

What lease terms are offered?

An initial 12-month lease is required. After the initial term, residents may continue on a month-to-month basis.

Is parking available?

Yes. Gated, assigned parking is available for $65 per month.

Is guest parking available?

No.

Are EV charging stations or bike storage available?

Bike storage is available. EV charging stations are not available at this time.

What public transportation and walkability options are nearby?

The nearest bus stop is approximately 400 feet away at Commercial & Owens (Stop 1765), serving Route 21 with regular service to South Salem and downtown. The area is also walk- and bike-friendly, with nearby sidewalks and paths.

Is the community gated or secured?

Yes. The community features gated resident access.

Are there security cameras on site?

Yes. The property is monitored with security cameras.

How are emergency maintenance requests handled?

Residents may contact a dedicated emergency maintenance phone line 24/7 for urgent repair needs.

Which schools serve the community?

McKinley Elementary School, Leslie Middle School, and South Salem High School.

What shopping and dining options are nearby?

Grocery options such as Safeway, Fred Meyer, and Roth’s Fresh Markets are just minutes away. Downtown Salem is also nearby, offering a wide selection of restaurants, cafés, and boutique shopping.
